The guest bedroom has a queen bed, desk, smart TV, and its own charging pads. The living room's oversized sectional converts to a queen pull-out for your 5th and 6th guests. The kitchen is fully loaded: stainless appliances, air fryer, blender, Keurig (single cup or full pot), and every pan and utensil you need to cook a real meal — guests have made Thanksgiving feasts in here. Seats 6 at the dining table. Outside is where this house shines. The private fenced yard has a gas fire pit, Adirondack chairs, a gas grill, and a patio dining area. The screened porch is perfect for evening thunderstorm-watching. And the garage is stocked: 2 beach chairs, umbrella, cooler, sand toys, 2 bikes with helmets, and a deep freezer for the fish you catch at the Sebastian boat ramp 5 minutes away. In the event of an emergency please dial 911 By booking this home, you are agreeing to all house rules in this listing: Exchange of money automatically constitutes acceptance of all terms and conditions set forth herein: If an accident happens and something is broken during your stay, please let me know as soon as possible so I can quickly plan for any necessary repairs or replacements to ensure the property is ready for the next guest. 🐾 Pet Policy We love dogs! To ensure a pleasant stay for all: •Dogs only and a $75 per dog fee (up to 2; contact us if you have more) •Register all pets with your booking •No pets on furniture •Do not leave pets unattended inside or outside the home •Pets must be crated if leaving unattended in the home •Clean up after your pets and dispose of waste in the outside trash can. •Ensure no pet odors or hair are left behind (cleaning supplies provided) •Damage: You are responsible for any damage or extra cleaning fees caused by your pet. A $75 pet fee per pet applies, including for emotional support animals. Unregistered pets may incur a $200 fee and could result in early termination of your stay without a refund. Absolutely no parties and no smoking on the property. If we become aware that there has been an irresponsibly thrown party or smoking on the premises, we will charge you an additional $500, and you will be asked to leave without a refund. Guests must be 21+ with the exception of children of guests. Children must be supervised at all times while on our property. Younger guests may book at owner's discretion. Message owner if you are younger than 21 and wish to book. There is no daily housekeeping service. The home is on a septic sewer system, Toilets are for toilet paper only. No flushing of feminine products or baby wipes etc. at any time. Any service charge as a result of misusing the above items will lead to additional fees to you. BIKE RULES: Two Adult bikes and Adult helmets are provided. Use the bikes at YOUR OWN RISK. No burning of candles or incense allowed at any time. We provide many great amenities at this home for our guests to enjoy, but unfortunately, things break or malfunction from time to time. If there is something that needs repair, please inform me and it will be scheduled for repair after you check out. No refunds will be issued for items that malfunction during your stay. No refunds for weather/natural disasters/power outages/acts of God/other things that are beyond our control. We highly recommend travel insurance. No late check-out or early check-in unless authorized by the owner, at the owner's discretion. If you arrive early or depart late, there will be an additional $50 charge per. When booking more than 28 days must sign rental agreement. Please follow the check-out instructions before leaving

Pets welcome — $75/dog, up to 2 dogs. Please disclose your pet count at booking. If pets are left alone in the home, they must be crated. No smoking indoors. No events. Check-in: 3pm. Checkout: 10am. I'm available for any questions 9am–9pm via app message. For emergencies, please call 911.
